Job Description

🔥 Tanggung Jawab Utama
1️⃣ Lead Handling & Verification
Menangani 90% inbound leads dari iklan.
Melakukan verifikasi data unit (harga, legalitas, kondisi unit, alasan jual).
Meminta dan mengumpulkan dokumen pendukung dari owner.
Maintain database supply dan update status secara berkala.

2️⃣ Price Analysis & Market Research
Melakukan riset harga pasar melalui marketplace (OLX, Lamudi, Rumah123, dll).
Membandingkan harga listing vs harga transaksi realistis.
Mengidentifikasi unit yang berpotensi below market.
Memberikan rekomendasi harga penawaran berdasarkan margin target.

3️⃣ Negotiation & Deal Structuring
Melakukan negosiasi harga dengan owner.
Memahami dan menghitung biaya-biaya transaksi:
Pajak (PPH, BPHTB)
Anggaran notaris, administrasi apartemen, renovasi ringan
Memastikan deal yang diambil masih sesuai target margin perusahaan.

4️⃣ Coordination & Survey
Menjadwalkan survey unit dengan tim surveyor.
Follow-up hasil survey dan update status.
Koordinasi internal sebelum unit diputuskan untuk diambil.

5️⃣ Active Hunting (Jika Inbound Slow)
Hunting manual di marketplace.
Membangun relasi dengan agent eksternal.
Mengumpulkan informasi unit distress / butuh cepat.

Minimum Qualifications

📌 Requirement
1. Pendidikan minimal S1.
2. Memahami dasar jual beli properti apartemen (lebih disukai).
3. Mampu melakukan analisa harga dan margin sederhana.
4. Teliti dalam menghitung biaya transaksi.
5. Terbiasa menggunakan Google Spreadsheet.
6. Mampu mengelola database & follow-up secara disiplin.
